Be very careful when buying flats in Bangalore

This came in as a forward today. Am not too sure about how true this particular story is, but similar stories keep happening in Bangalore. A lot of thugs are out there on the loot, being sure well-educated and cultured people with some spare cash (of which you have no scarcity in Bangalore) is an easy loot. When each Lokayukta raid comes up with more officers taking favors from these very thugs, keeping away and being careful is the best policy.

Be very cautious before you book a flat with “Sri Lorven” builder in Bangalore.

These are two brothers named Narasimman raddy and Mallaya raddy from Andhra Pradesh-Hyderabad. (Mallaya Raddy, the main owner, is government employee in Hyderabad.) They have a peculiar strategy to cheat customers and make crores of rupees.

They did similar cheap tricks in Hyderabad for few years and finally they were black listed in Andhra Pradesh city .they came to Bangalore by changing the brand name to “Sri lorven” and started the same tricks here.

They offer flat at a very lesser price when compared to market price. Initially they place very decent and educated guys near the reception (their son in law and other relatives) to attract the customers.

Usually builder start selling the flat from initial stage. But this builder start the marketing only once he finish 70% of his construction. So first time he collects 70% money from you.

In another 20 days after getting the initial 70%, he threaten you that “Registrations in Bangaloreare going to close soon.(Which happened many times in the last few years) Please register your flat immediately”. But at
the time of registration, he says “With out getting 90% of the total cost I cannot register it. Pay me 90% , I will finish registration today and handover the flat in next month”. (You will also think that finishing the
already 70% completed flat is easy and registration is more important). They collect 90% of total flat cost and finish the registration on your name.

Once you pay 90% you are in his trap. He collects it from almost all the residents, and then he escapes from the site. You cannot find builder, engineer or even a worker again. He immediately changes all the mobile SIM
cards and you will get “Please check the number” message if you call him.Using the same strategy he starts four to five more projects simultaneously.

After 5 to 8 months, once fine day he sends the other one Narasimman raddy to the location. This guy is a big street gunda.He is the worst road side person one can ever find in Bangalore.

(You cannot find the earlier decent guys again.) You will be very frustrated and tensed in these 5 months.You will be paying your EMIs and your currently residing flat rents every month.

This guy changes the strategy. He says “The market price of this flat, when compared to last year increased by 2 lakhs. (it is obvious that market price will increse in one year and that is the damn reason why we purchse a flat) Pay me that amount to get the remaining work done”. You cannot argue anything because he is a gunda who can speak only foul road side language. He treats customers just like dogs.(He is always accompanied by more gundas and he claims that he has good political background. Even he slapped 2 or 3 of my fellow residents who are decent software engineers and who tried to protest him.) Some people who are frustrated in this transaction compromise and pay that 2 lakh amount thinking that it is better to pay 2 lakhs instead of loosing 20 lakhs which they already paid.Then he will show some progress to those guys who paid the extra amount, just to emotionally force the other guys to pay.Once he collects it from everybody, then he changes the strategy again.

He says “I never promised you Electric fittings(Switches,Boards), lift, flat doors, windows, bathroom pipes etc” (Initially you see the plan brochure and think that they are obvious from any builder, but there is a disclaimer
written behind the brochure: “This brochure is purely conceptual and not a legal offering.the developers reserves the right to add/alter/delete any of the specification mentioned here”. He says that he removed all the above componentes from the plan) This chain goes on and on…. and you will never get the flat even after 18 months of you initial payment.One fine day after making more money he leaves the place with out providing even the basic amenities.We approached the bank from where we got the loan but no
use.

Finally we paid money from our pocket and got the balance work done. If you want any more clarifications regrading this, you can meet any resident at the following addresses.

also building more apartments near white field, Banshankari,BTM, JP Nagar and Indira nagar

Be very cautious. If you book a flat with him, that’s the end of your happiness and money.

Please forward it to your friends and save them from this trap.

We suffered and cried because of him.You dont go into his trap.

He may change the brand name and come up with a new name.Be careful.

I feel this is the time for me reveal some facts on my experience with Lorven Builders, Bangalore.

Every day iam getting calls / mails from my friends / relations to enquire about the
Builders. Here with iam considering few points from the mail circulated on Lorven builders, Banglore and share my experience, so that you will know the facts.

1) They came to Bangalore by changing the brand name to “Sri lorven” and started the same tricks here.

Before buying the flat, I have enquired with my friends in hyderabad about the Lorvern builders. I have got positive feedback and got confirmed that they have ventures in hyd with Brand name Sri Lorven Estates.

I get verified because first time they started business in blore when i book the flat.

2) They offer flat at a very lesser price when compared to market price

The rate appears to be cheap but I can say they are reasonable. The rates purely depend on the extra amenities providing in the apartment. If no swimming pool, party hall,
and GIM then it is obvious that the rates are lower than the rates compared with flats providing with these amenities.

Also the rates in Bangalore are governed by the site location like BDA, CMC or BMRD areas.
The rate high particularly in the locations of Cauvery water supply is available.
Initially they have started flats in CMC areas where there is no Cauvery supply is there.

3) Considering the Registration point.

Definitely I have got some benefit out it by registering few days earlier.
Builder told me that land rates are getting revised soon and we will go for Registration. They never forced me for the registration.
After i register my flat, the land rates are increased -> registration charges raised.

4) Once you pay 90% you are in his trap. He collects it from almost all the

* This is not true as he never changed his mob. Iam communicating with same
mob number from last 1 year. They have group call facility and you call
the main owner if you have any issues.

5) The decent guy mentioned in the mail still reachable on the same mob. (9448496960/5)

* As for as this point concerned, I have not paid any extra amount.
The extra amount which I have paid is only for the additional things/ modifications
I have asked. He has committed to do puja for free of cast and have not charge me for that.

There was communication GAP here. I thought all the other things also he do for free of cost, but later come to know that other builders are also charging for the extra work My cousin paid 50000 Rs for exra work being done in his flat – Tata Sher wood.

I have settled the amount what we have agreed upon + Service charge.
After the registration, i have paid the aggreed amount only even though the flat rate raised by 20%.
Iam not sure about other Lorven constructions but definitely not from our apartment.

7)

Finally I can say, they will definitely finish the work on the promised date.
If you have a clear agreement with the target date to complete then it would not be an issue.

There is no point in saying that builder will escape because he staying the PENT house
of our apartment and his family also living with him. His children got school admission in bang lore.

Can someone please tell me anything about the PAVITHRA BUILDERS? Those folks had started selling flats at Sarjapur Road (opposite to Wipro Corporate office) in 2003 November at about Rs. 1150 per square feet and still have made no progress in the construction. Are the Cheat / fraud?

You call them at the marketing Dept (# 080-41248690) and they say the project is BDA approved and they are selling flats at Rs.3000 per square feet. But if you call as an existing customer, they will say the BDA approval is awaited!

1. script or story writing for movies
2. journalism on rumors and gossips

He can even consider starting his own construction business with those above mentioned tricks.

Coming back to the issue…..

All I can say is it’s a FALTOO story, which might have come from a personal grudge.And if u notice carefully, the article is clearly oriented towards character assassination of the people who runs the company.

I am replying for Bhat. Pavithra builders are cheaters. There is a project called sonia’s neighbourhood in white field. He got money from lot of people and now he doesnt respond for calls and has no intention to return the money or develop the project. there are other projects like joy city and garden flats. We are facing the same problem with Radiance Realty. Its owner is very cunning and shrewd person called Manohar Rao Karkal. He insists to get the flat registered without completing and after registration he ran away. As I know there are 5 projects he is working on in bangalore. out of these 2 are in AECS layout. I will just mention his phone nos and any body can try the no. it will say either “NOT VALID” or something else. He is a big rowdy. I will just request all the people who are looking for property in Bangalore, Chennai and Kolkata not to get in trap of this bastard.
Those who are already in trap are requested to come together and file a case in either consumer court or criminal court.

you are crazy if you belive in frontline builders.
if they promise for 100 % loan, then pleae go to proper bank and inquire first you will find out that you will be paying more.
they are big time fraud and have not returned my 75000 still. Lot of people are complaining of bounced cheqs in case of frontline builders.
If you find out their fraud and ask them for money then you have to listen to all the dirty words from them They are fraud and please save you money and check comments about them on net. they only sell All illeagally constructed flats so be careful.

Let me confirm first.
Frontline builders are not builders; they are just a third party doing marketing on commission basis.
There are lots of small scale builders in Bangalore, but for them marketing is difficult due to less man and money. Frontline is catching those people are making some arrangements with them and market their flats. Normally the business is builder may be ok with some cut off money (some x amount per sq ft). But frontline will sell these properties with higher rate + some invalid service tax + higher registration value. What ever the difference money coming with builder demand, is the profit of frontline. When they collect the registration and tax it will calculate based on the final price we got. But while doing registration no builder will show the actual price on paper and accordingly the registration amount and tax will be less than the actual. But this benefit is not coming to customer, frontline will absorb.

And frontline is no way into any of the construction issues. Taking care of customer, after sale service etc are just gimmicks because they are not the partners or investors in construction. If any problem with construction comes with flat the customer has to deal with builder, not frontline. And builder attitude will depend on his character and we cannot make a general statement as we won?t get service. We may, we may not, its up to the builder.

But one thing is sure, frontline is getting business. What ever is coming its profit for them because there is no investment.
And about 100% loan, frontline is having another set up with ICICI. As you know private banks will do anything to get customers. What they are doing is , they forge the document putting very high value on sale agreement. Based on that bank will give loan. Its simple as that. But you may end up in paying more tax.
While dealing with frontline, my advice before paying advance you check the quality of work, builder etc. if you are fully satisfied then only go for advance. And if you are going for 100% loan, make sure that the loan amount is considering your total advance also. The promises like they will refund the difference money etc is remain as promises always. Always make sure that at the time of registration no extra money is with frontline.

There is a builder cum interior decorator in Vijayanagara (Bangalore) called TRENDS (Also called 360 DEGREE CONSTRUCTION SOLUTIONS). There are 3 partners with this builder and I gave a contract to them in 2007 and they did not finish the construction till now (almost 2 years). They took my contract money and still demanding more money without doing any work.

Thank the person who wrote on Sri Lorven, they are indeed a fraud and Rowdies. All those other people who wrote in their favour are their chamchas, who get a drink everyday.

When buying a property in Bangalore Do Not buy from Reddy’s, check anywhere in Bangalore since years, they all have cheated and made money. Where do they get the money to build those huge houses – by cheating.
They willo not hesitate to sell a plat to 10 people, or hike up their price after getting initial major amounts.

What has been written is less, a bunch of thugs stay away.
You have 5 Reddy’s in the current BJP govt. having done Dacoity, Looting, Rape, Cheating. Wait until this govt. goes away to pursue proper action.

Reddy’s will not hesitate to sell a plot to 10 people or chnge the price after taking money and before registration. Go to the courts most cheating cases are about Reddy’s , brothers cheating each other, son against father or mother or vice versa.

Do Not buy from these people Reddy’s, they have no conscience and ARE ROWDIES, how much ever they study, the filth always comes out. We eally suffered until we solved from one os thes cheap low life characters from the gutters.

Hi

I am staying at a terrace house which is illegal on the 5th floor of an apartment on Old Madras Road.I have seperate electricity meter like the rest of the apartment owners and my house boundry is demarcated well.

The Owner(also the builder) has approached me asking if i would like to buy the house..Since it is illegal i will not be able to apply for loan and will have to make fully payment upfront.

The owner says he will help me legalise the house for me whenever the govt let builders to do that.He says there has never been any case where the terrace house was brought down.

Just wanted suggestions and legal advise on the issues of buying such a terrace house.

After booking flat , when ever I call the marketing executives no one takes the phone or may reply that he is in a meeting or in an exhibition and never ever call back

I never get the customer server when I call.
They are not keeping their promises like buy back option, ontime completion etc.
The managers are not tracking the overall activities that they have promised.

Adding Alpine buiders, bangalore , Alpine Housing to the list, M.D Mr Kabeer. Cheats, frauds. Eco was finished poorly and they have a land case going on with the owner. Viva and Pyramid are left with bare structures for the past 3 yrs now. Residents are going legal on the Kabeer guy who is completely gone underground. Nobody can meet him/talk to him. His phone number has been changed. His associates refuse to talk to customers.

Booking flat in Alpine Viva was really a nightmare. Even though I was aware of some legal issues on the property , I went ahead after getting assurance from Raju that it has been resolved. But the construction progress was standstill for 6 months and Raju was was just evading my questions. Also came to know that project was started way back in 2008, the presnt structure is there standing ready form last 3 years, so the property is already old and still no posession except few 10-12 families who booked in the first block. That explains there is some problem. During this time I realized the credibility and crookedness of theyse guys and taken the difficult step to cancelling the booking. So my advise to those who are yet to book, please take the legal opinion and see if your hard earn money is worth investing in Viva or go for a clean chit project.

Need advice on buying a flat.

I am looking for a flat at Electronic City Phase II , AnandNagar. It is panchayat Approved sites
Not BDA or BBMP approved one.

I shortlisted an apartment, which is good for me based on price and locality.

But the problems I am seeing is,
illegal flat at terrace. ( I am planning to buy a flat in legal floor only)
Want to know any problem to the flat owners staying in legal flat because of the apartment has illegal flat at terrace?

How do we know the apartment is constructed as per the approved plan?
people are talking about 25% deviation, 50% deviation – how it is calculated?

How do I know whether the flat is constructed within his own property area? not encroach others or government area like road.

The plan shows there should be 3.5 ft gap should be there in his construction. I am worrying whether it is stickily followed or not.

Suppose, if the compound wall or entire apartment elevation is constructed on the road side (the apartment is inside the main road; but not sure in future any government official will come on find this mistake) what will happen in future?

Why any government body verify and certify the apartment is constructed as per the plan before the registration? Why register office is not checking this?

lot of confusion before buy a flat.

Some of my friends weren’t really happy with Sowparnika. They have apartments in AECS Layout, you can try contacting some of the residents.

Confident is a big group. Some of their projects are going real smooth and some have legal issues. You might want to approach a good legal advisor and get things checked.

Alpine Eco was finished poorly and Up to my Knowledge there is some HIGH COURT case running(Alpine Eco) and its not solved, So Please don?t invest in Alpine Housing Development Corp.Court may cancel all registrations.. I had booked one flat with Everjoy in 2012. Somehow the project got delayed since they had started the construction without proper approval from BMMP and even were arranging loan from a financial institution. On checking the documents from SBI, I got the information that, it was not approved. After two years, when they got the approval, the rates for apartments around Uttarhalli had increased and on one find day, they told they have some problems and cancelled my booking unilaterally and promised to return the money. Now I have to pay much more to nuy from other builders.
They have done this for many people. Be careful. Never pay booking advance without getting legal advice. They talk very sweet initially and never pick up calls for months and frustrate you.

I have an Alpine Eco flat and I like them for a few reasons, they do have some nice floor plans they have a large one story that is very open and reminds me of a good style, then they have a larger plan that is great for entertaining and large families. I have found they hold their resale value in Bangalore communities I?ve invested in, prices are sort of fair but they are easy to negotiate with most of the time, not sure about any where else. They have nice features that are mostly standard and u can get decent upgrades without breaking the bank
I completed my registration with out any issues.

Regarding legal issue, assure that the Project is approved by all the Bank. If the project is approved by any 1 bank then you will have to get the legal. This is a small tips for purchasing a flat.

Well, I have to start with HAPPY THANKSGIVING!!! I hope you’ve all been able to take the time to scope out the builders in market. There are quite a few, and many good projects captured in Bangalore. we have much to be thankful for making such as nice projects. You no doubt noticed that Alpine Pyramid Apartment in North Bangalore, because of very good location with all facilities Again, there are a lot of advantages in the project, and much to share about this intense gathering of Alpine Pyramid, harsh way to say that many of the things we have learned and experienced first-hand have not been “good” in the general sense. We find ourselves often surrounded by disorganization, miscommunication, double standards, misunderstandings and confused visions. The Alpine pyramid project is the “right” way, the better way, and the successful way .

Alpine Housing is a Prime Builders in Bangalore. I already have a flat in Alpine Eco, when entered in sale agreement, bank loan were getting on time and I taken the possession and given for rent. I completed my registration without any issues. I am directly met to Mr.Kabber M.D of Alpine and office staff they were co-operate nicely. I am very much interested Alpine Eco project.

I would suggest for new buyers to verify the documents with a good lawyer. I got information that Indira Iris does not have fire safety approval and solar approval, due to that the occupancy certificate is delayed. There may be other reason too and the contact persons Mr.Krishanswami and Senthil are not disclosing the actual reason for the delay in getting the OC. Most of the buyers in Iris complaint about the delay in getting the OC.

I am also a victim of similar case where New Jeeva Nadhi Builders have cunstructed the illegal flats on top floor. This was not identified in begining and was sold to a person at the full payment. He didnt get this site verified by legal person as was going for a full payment. When he tried to sell this to me after few years, it was identified when i approached banks for loan and proper verification was done before loan sanctioning. This flat/floor was found illegally cunstructed against the approved BBMP plan on this site.

It is imprtant to verify the property with the approved plan. It may help to fresh buyer or a 2nd sale customers going for top floor purchase.

I have recently booked a flat at Alpine Viva and is very much satisfied with the progress they are making and also with the quality of construction. I guess, the first two blocks will be ready for possession towards the mid of year or may a be a little early as well. The design of the flats is very nice and the amenities are truly world class. My flat is in Danube block opposite to which the 60 ft fountain is coming up.
I have been dealing with Syed from Alpine and he is very cooerative and has been helping me with whatever my requests are to them. All and all, a very satisfying experience till now.

Your comment was posted back in Jan 2012 but I pretty much see the same even now- the first two blocks are ready for possession and the rest of the them are still under-construction with no end in sight. I have also looked for an apt in Danube. Can you update me on when they are saying would be the possession? They are telling me it’ll be ready in another 20 days but looking at your comment more than a year back, I am not too confident now.

Hi Raj,

As far as I know, the project is legally compliant. It’s BDA approved for which you can get the certificate copy fro the builder. For price, I can say that its going up with each day but I have found both Syed & Mr. Kabir, very cooperative. You can take their cost sheet and see what works out for you.

As far as its reasonable that you are asking for, I think they will entertain. Last month, one of my colleague has also bought a flat at VIVA and to him as well, Syed & Mr. Kabir has extended their support.

Alphine Eco Project has leagal issues and I heard that is resolved. DONT BELEIVE ABHISHEK and other people talk positively about Alphine, Because they are marketing wings for Alphine. In general collect the documents from the builder and go to lawyer and after getting legal opinion, go for Loan, Only after you get legal opinion and Loan sanction…go for Sale Agreement..If they threaten and give less time, just leave the project…. And while booking give cheque and dont deposit the amount.let it bounce..this is for your safety…byee.

Does anyone know about any issues with Indira Residency on Hennur Main Road ( near Indian Academy). There is lot of talk that the building is illegal or something like that. And recently lot of residents are trying to sell off their flats in a hurry. Any idea ?

All buyers Alpine Eco,
In my opinion it’s a total was waste of your money to invest into this project because of following reasons:
1. The Ex Land owners who gave their land to the builder have huge share of apartments in the complex and they are really in-human people, politically backup up, extremely greedy, they have not paid maintenance for last 15 months. Have their key people in the Management Committee (MC) and therefore MC is also not taking any action.
2. These Ex Land owner are constantly milking the maintenance amount collected from the Resident with help of MC monthly to the tune of 20 – 25 lacs per month!!!
3. Total money to be recovered is of tune of Rs 300 lacs from the defaulters of maintenance.
4. There are huge list facilities but all of them are in miserable condition.
5. STP plant never worked!!!
6. You stinking water in the toilet flush.
7. Now Apartment complex is facing a deadly problem wherein red worms are coming in all taps!!!. Many residents have fallen sick and hospitalized because of this. This again is because of total mis-management by the MC. This situation is so serious that it will take months to recover from this problem.
If you want throw your hard earned money when buy an apartment in Alpine Eco.

Guys beware of Ark Serene County project in whitefield Bangalore. Builder is looting customers in following ways:

vat and service tax calculation
He is cheating his customers in a big way here.
VAT and ST are applicable only on construction cost and not on the cost of land, BESCOM, KEB, BWSSB, Bore well and amenities charges. Builder is charging at least 56.5K more for 1165 sq ft flat, considering 1000 /- per sq ft for the land cost. Extra amount charged by builder is as follows:
ST+VAT on land cost = 453*1000*8.09%=36647
ST+VAT on BESCOMM and Bore well charges=125*1165*8.09%=11781
ST+VAT on amenities=100000*8.09%=8090
total=36647+11781+8090=56518

Window frame and mosquito mesh
Builder told us that they will provide Fenesta window frames and mosquito mesh. But in reality its local made and he is not providing mosquito mesh.

Inferior quality tiles
Tiles displayed by builder for lying down in flats are sub standard in quality. He is not giving sufficient choices (only two for flooring and one for kitchen) for tiles. Even small builders have at least 5-6 choices for tiles.

Very less power points in flats
Builder is giving only one power point in guest bedroom. Geyser point is provided only in master bed room bathroom, even though agreement says provision for Geyser in all bathrooms. For each extra power point he is charging 1000/-, which is way high for a under construction building.

Amenities
Builder is collecting 1 Lac towards amenities. In total he is charging 280*1L=2.8 Crore for amenities. When we asked them about size and specification of swimming pool, club house and other amenities they don’t have any answer.

Model flat
He is constructing a model flat from past 11 months and still it is not yet completed.

Every marketing person will give you a different answer for the same query. Marketing team is not at all cooperative, courteous and polite. Once you pay booking amount they will show their true colors. When you ask them questions regarding construction they will redirect you to civil team, civil team will say ask to meet management. Management is not at all approachable. We have tried approaching their GM several times but marketing team is not letting us to meet him; they are not even providing his number.

Whatever I have mentioned are true facts. You can contact any owner of Ark Serene County and verify these facts.

Please think 1000 times before booking a flat with them.

Lodha Builders in Mumbai is the no.1 cheater/hooligan/unethical builder in India.

Till date he has never delivered any project in time and delays spanning over 5-7 years.
He first loota all the 90% money from customers and then literally forces them to back out from the booked flats.

Beware of this Builder.

Going by few posts here “praising Alpine Housing”, I guess Alpine Viva and Pyramid projects are not houseful and Alpine management is trying desperately to change their image over internet.
I stay in Alpine Eco apartments, and believe me you do not want to waste your money and time with this builder.
If you are still in dilemma, come over to Alpine Eco apartments and talk to few residents, see the things for yourself, and then decide.

I was interested in buying an apartment t in this vicinity, so I looked up Alpine pyramid, there were pretty much mixed reviews on the net that left me kind of confused so I decided to check from myself, went for a site visit met a couple of residents the feedback I got was that initially there were some issues etc but now it is solved and those who are staying there seem pretty ok with Alpine housing and more over I kind of liked the look and feel of the place .

The flat is in 4 th floor . but the builder has the plan approved only up to 3 rd floor. so he is giving the flat at 4th floor 15% discount compared to 3rd floor flats. and he is assuring the flat can be made legal on the Akrama Sakrama plan. and he is assuring that , he will get us the B-katha based on the sale deed for the flat now. but I m not ready on that yet. can u people help me in this , with your suggestions.

Hi,For example if developer delays in development what is compensation he need to pay.
EG: Brigade Orchades say for delay in develop for it side, it will pay 3rs/sqft. that mean if booked 1000 sqft flat,then per month brigade will pay 3000rs.

Where as if we customer of flat defaults/delays in any payment, then we need to pay 18-24% intrest.

Please tell me some good developers in HSR layout and have budgeted project within 50 lac for 2BHK. I know everybody will have their own view of assessment a flat but being a new buyer i want to know about what all things should i consider before buying any flat in Bangalore from any builder.

I don’t have big budget to go for big builder like mantri,Sobha,Brigade,Prestige etc but though i believe other builders are also good which is still considered as underdogs in market but have good reputations/trust with buyers.

Hi, Iam planning to buy a 2BHk Apt. in SV Enclave at Sarjapur Road. project is nearing completion and possession is expected to be by March 2014, which looks quite right considering the current stage of construction. Project is marketed by Big Skyshelters Pvt Ltd, office in HSR Layout, whom i visited earlier. My queries as follows –
1) Has anyone heard about This builder or the Marketing agency, and booked a flat here and verified documents for clear titles ?
2) Skyshelter team, mentioned about VAT extra, which was not told to us by sales guy. This is over the basic and amenities cost, about 9.1 % apart from sale deed and registration costing another 6.5 %. Is VAT to be paid customer or the buider ?
as normally no of the other builders or projects i visited, mentioned about VAT payment.

Iam a First time Flat purchaser, hence would welcome and appreciate any suggestions and guidance from all you friends on the site.

​I am also cheated by owner sudhir avalakki from silver line nymphea,btm 2nd stage ,6th main and 20th cross. when I moved with my family painting was not done but he demanded and deducted painting charges of 20,000rs from the deposit which is one month rent. also he deducted another 20,000rs as damages eventhough there was no damages. also he deducted one month rent totally he deducted 60,000rs from our 1 lakh deposit. many house owners have become mafia and looting renters ,Neithers police or law is there to protect the renters in banga;lore from aggressive house owners,con men.

even previous places we stayed all of them have cheated ,infact whole Bangalore is cheating renters.

We purchased a flat in MS Garden Apartment, Bangalore from MS ARASU Builders & Developers back in 2012. Few months after the purchase we noticed that the walls had developed cracks due to poor quality of construction and after 1 rain season my room wall was completely ruined due to seepage. I tried contacting the Builder MD of MS Arasu Builders & Developers Mr. B. H. Mahalingappa but they have refused to remedy the problem and are now not even responding to our calls.

They told us that they have finished selling all the flats and have nothing to do with the building anymore as its not their responsibility.

I am now extremely worried that I just lost all my saving money which I had invested towards this Flat and the building might fall due to poor quality of construction.

Project Name:- SOHAMS BICESTER VILLAGE, JEEVAN BHIMA NAGAR, Near NSVK Holy Mother School(PNR
I was looking for an apartment and I nearly closed the deal with SOHAMS BICESTER VILLAGE Apartment coming up. Suddenly I noticed that the work starts and then stops in between for months and on enquiry I came to know that there were some cases. I am told that the ownership of the property is not clear and also that the builder has not left any setbacks as required by law. Looks like he is bribed the government officials to get his work done. The work starts and stops. The project has been going on for nearly 1.5 years with just 25 % of the work completed. Since i work in CV Raman Nagar and live in Wind tunnel Road I keep a check on this builder and the building regularly. The strange part is that there is no description of the project in any website except for its listing in commonfloor etc….sales. If you search for SOHAMS builders, it goes to a Sohams Builders in Mumbai. The Common floor says PNR Group or Sai Sai Ventures . THE BUILDER AND THE PROJECT LOOKS SHADY. I have backed out. If you are interested please make sure that you take necessary precautions or u may lose ur hard earned money.

I was interested in a flat that has come up in C K Garden, Cooke Town. Bangalore 560084. The building has a Stilt (Basement) + G+ 4 Floor. Which i am believed to understand is an illegally and unauthorized flat. The approach road is too small, no facility for parking, These buildings are being constructed with no setbacks given and the entrance to the apartment blocks are just 12 ½ feet. In such a small approach lane of 20 feet, it is a challenge for a fire fighting truck or an ambulance to enter in case of any emergency evacuation or a disaster. The builder has not left any setbacks as required by law. Looks like he is bribed the government officials to get his work done. It is necessary to keep a check on this builder and the building regularly.

The builders have grossly violated the building rules and norms, while the authorities remain mute spectators and citizens silent sufferers.

Apart from the deviation, he paid around 3.5 lakhs as VAT and Service tax, Keerthana Developers refused to give the TIN…so he is afried that may be he has not paid the taxes ……we don’t know how to confirm it ….will some one help us..
